Office and retail leasing across NCR.

The right premises need to work for the business. Start with how you will use the space, then compare the address, fit-out and full proposal.

What must the space do?

An office brief and a retail brief ask different questions. Define the essentials before comparing photographs or headline rent.

Office premises

Plan around your team and the way it works.

  • Usable working space, meeting rooms and room to grow.
  • What is included in the fit-out, and what needs changing.
  • Power, cooling, connectivity, operating hours and building access.
  • Staff and visitor journeys, parking and deliveries.

Retail and showroom space

Look at the customer journey as closely as the floor plan.

  • The exact unit, floor, frontage and approach.
  • Layout, ceiling height, storage and loading arrangements.
  • Power and other requirements specific to your intended use.
  • Visibility, neighbouring activity and visits at the hours your business will operate.
02

Start with rent. Keep going.

Ask for each cost to be set out separately, including its basis and who pays it. An apparently similar rent can cover a different amount of usable space or a different set of services.

  • Area: distinguish the quoted chargeable area from the space you can actually use.
  • Recurring costs: rent, common area maintenance (CAM), parking, utilities and other proposed charges.
  • Setup: fit-out work, alterations, equipment and the time before the space is usable.
  • Upfront commitments: deposit, advance payments and other charges in the proposal.
  • Lease terms: commencement, increases, lock-in, notice, renewal and handover arrangements.

A few details make the conversation more precise.

Share what is essential and where you have flexibility. If you have a proposal already, include the quoted area, rent, charges and fit-out description.

  • Business use and preferred locations.
  • Team size or usable space requirement.
  • Monthly occupancy budget and separate setup budget, if known.
  • Furnished, partly fitted or bare-shell preference.
  • Move-in timing, access, parking and any operation-specific requirements.

Look beyond the locality name.

Compare the actual building entry, last part of the journey, parking and service arrangements. Our Saket guide separates District Centre office and retail addresses from the wider locality.

Looking to lease out your premises?

Start with the exact address, usable and quoted areas, current condition and proposed terms. Mention any tenancy, fit-out or access arrangements that a prospective occupier would need to understand.

A closer look

Leasing questions worth asking.

What does furnished or bare shell mean in a proposal?

Ask for the actual handover specification. A furnished proposal should identify the furniture, fit-out and services included. A bare-shell proposal should identify the base condition and the work you would need to arrange. The label alone is not enough to compare two spaces.

Should I compare spaces only by the quoted area?

No. Ask which measurement the quote uses and examine the layout. Record the area you can use for your operation alongside the area used to calculate rent and other charges.

What should I ask about CAM?

CAM means common area maintenance. Ask what it includes, how the charge is calculated, which services or utilities are billed separately, and how future changes are handled in the proposal.

What matters when comparing retail units?

The exact floor and frontage, entry, visibility, layout, servicing and fit for your intended use. Visit at relevant trading hours and verify unit-specific requirements before relying on a general description of the market.

Can I begin without knowing the exact space I need?

Yes. Describe the business, team or customer use, preferred locations and timing. Note any non-negotiable needs, such as loading access, working hours or parking, and share the budget you are working within.

Can I send a proposal I am already considering?

Yes. Include the address, quoted area, handover condition, rent, recurring charges and proposed timing. Highlight what you need to understand or compare.
