01Office and retail needs differ
For an office, consider how the team will work: usable space, meeting areas, building access and room for the operation. For retail or a showroom, examine the floor, frontage, customer approach, visibility and delivery arrangements. A building can look suitable while the particular unit leaves an important requirement unresolved.
02Read the space and handover together
Record the quoted area alongside usable space and layout. Establish the actual handover condition, what fit-out or services are included and which setup work remains. Cooling, power, access hours, parking and common-area arrangements should be described for the premises being considered.
03Separate the property from the proposed transaction
For leasing, compare rent, recurring charges, setup commitments and the proposed lease terms. For buying or an investment, identify the price, ownership costs and any tenancy or rental assumption separately. The commercial format does not establish what a particular property will cost or deliver.
